    Thanks for all the great un-biased advice everyone. I guess I'll just have to be patient and let it sort itself out. Frustrating to get this close though.

    I guess I'm a little impatient because about 8 years ago a chain broke on me on the day I was due to exchange costing me about £2000 in lost mortgage fees etc.

    The only thing I would like to add is the solicitors we are using were recommend by the EA because they have completed loads of purchases on this estate so one would of thought they must know the answers to there own questions.

    I would have grave concerns if anything was ever assumed. No doubt so would the mortgage lender.
