A couple of conveyancing queries

Hi all

Be gentle I'm a newbie!!

We are in the process of buying a new house and wondered if anyone could point me in the right direction. Solicitor is near impossible to get hold of!

We have draft contracts and title transfer deeds to sign. We negotiated with the vendor a revised price once some work showed up on the property. Whilst the draft contract shows the correct amount, the transfer deeds shows the old amount. Is that a problem? Or will it have to be changed before we sign?

Additionally solicitor has asked for us to obtain house insurance on the new property. I know we have to do this at exchange but we don't actually know the exchange date yet? What can we do??

    Yes the Transfer Deed needs to show the correct amount. Whether you can simply amend and initial the amount or need a new deed drawn up your solicitor should advise.

    Shop around for insurance. Compare prices and extent of cove and select an insurer. Print off the quote and /or policy document and give to your solicitor - he has a duty to the mortgage lender assuming you have one to ensure insurance will be in place.

    Once exchange date is confirmed, go back online and pay for/activate the policy.
