buildings insurance that covers house swap

My tenant has joined a well established house swap organisation. The insurance company that provides my buildings insurance says I will not be covered because they view it as a different 'let' even although no money changes hands and it would be for just a few days to a maximum of 3 weeks. The house swap company says this is a common problem in the UK but not in the US. Seems very bureaucratic. Has anyone found a way to overcome this?

  • No, swap organisation say this is a problem in the UK but not in the US. Have found Home Protect who do not seem to be phased by the scenario and have AXA and RSA as underwriters so hopeful about getting the insurance. Whole thing seems a nonsense. Surely house swap through a bona fide house swap organisation better than the property being left empty?

    Maybe, when you are doing the house swap. A tenant doing it is different because the insured has no control over who is occupying their house. Presumably you have landlords insurance which says you must have a written tenancy in place (or similar words)? You won't have a contract at all with the occupant.
  • Yesss, but then if a friend of the tenant came to house sit or friends came and trashed the place I would not have vetted them. I'm not saying house swaps never go wrong. At least if you can read the reviews on the house swap site and you are staying in each other's homes and find each other through a reputable house swap site that must reduce the risk considerably. If someone is in the house they can spot leaks or bursts etc. I have had one outrageous quote of double what I am currently paying. Hope another site tomorrow will do better.
  • After 2 days have found a reasonably priced policy by insurers who are familiar with house swap needs.
