Finding out the true selling prices of houses in the area

Are there any websites that will tell you statistical info on house prices in an area? Rather than relying on agents..

We are looking at one particular house at the moment but would like to know how much other houses in the neighbourhood have been sold for before.

    sorry for jumping in but is zoopla accurate it rates my house as being worth silly money

    Ignore Zoopla "Current Values", they are about as reliable as my teenage daughter.

    I would look at sold prices in your area for a better idea of what people will pay for what house.

    Zoopla and Nethouseprices.com but also Rightmove has a link at the top of its page to a House Prices search which is quite useful as more often than not it shows the archived sales particulars alongside the sold prices so you can see the details for comparison.

    Rightmove s the best, it tells you actual sales races rather than Zooplas made up rubbish.

    I found the land registry site is the best and most upto date

    Zoopla tells you what the property actually sold for last time, but it only goes back about 10 years - I think. So if you're buying a house that hasn't been sold for, say, 29 years or more, Zoopla gives an estimate price. They take into account the road, area and property, but without inspecting the place they can only guess. It could be rundown and worth less, or it could be super and worth more.

    It still gives you a good idea though.and it does give you confirmed SOLD prices , which is important. They also rate how much it would have risen (or dropped) by according to the market.

    The Land Registry also gives actual sold prices, but until a property has sold, no website can give you a guaranteed price of its worth. It can only estimate. Sometimes the estimates are way out, either too high or too low - but in general they are pretty near the mark. They have to be, otherwise they wouldn't have a business
