Contracts Signed, No Chains, How long til Completion?

Hi folks, was just wanting to ask a question if possible...

Contracts have now been signed & are back with the conveyancing team, am purchasing a new home and selling one, we sit in quite a decent position, the house were buying belongs to a property investor (no onward chain) & the apartment were selling again the person buying this has no onward chain! My very vague solicitor/conveyancing team are aiming for Friday December 19th for completion, I honestly don't think this is a realistic date, I hope I'm however wrong?

    Have you exchanged?

    If you exchange tomorrow you should be able to complete by the 19th so long as everyone in the chain is motivated to do so, and it meets your mortgage provider (if needed) time frame.

    If no chain, mortgages agreed, all searches back with no queries, all solicitor queries clear on both sides, and all parties able to complete on the 19th, then it can be done!

    Might also be worth badgering the estate agents (if involved) to help get things moving.

    So you're ready to exchange. If the other two are as well, it's just a matter of the three of you agreeing a completion date.

    Have the other two parties indicated that they are happy with the 19th?

    I would get the EAs on the case - they'll hassle the other two much harder than your solicitor will.
  • Brilliant I'll get onto the EAs... One thing that I personally think will hold the process up is, the woman buying our apartment has requested a Management pack from the Maintenance guys, this was ordered on the 5th of December (£190 worth!) still no sign of it!? :(

    I would worry about completing on Friday 19th. If there is any problem you may find that it cannot be resolved if someone vital is off work until the new year. It could be far worse than exchange being delayed from Friday to Monday.
