So I might be making an offer on a property.
The guide price is £63,500.
With his previous agent he had it on at £65,000.
I like the house it needs a few things doing and I would be offering a price subject to valuation etc.
From my understanding the property is unencumbered and so I'm not sure if that will be to my benefit.
I was thinking of offering 60k and see what happens I don't want to put in a very low price and have the vendor not think I'm serious.
Any suggestions?

I would start at 60k if you are really keen on the house and then maybe increase the offer if they decline. If it does need a bit doing to it then I would be cheeky and offer 58k.0

The property was on the market with another agent before? So, it's been around for a while I assume. I would have offered £58,000. FTB is an advantage, so this might be going for you. All depends upon how many people are interested in int.0

Agree; with all the usual advice about presenting yourself as a robust and willing buyer...
- FTB no chain?
- flexible on timing; can be fast or slow?
- solicitor identified (already taken quotes, found one who talks plain English/ picks up the phone/ is ideally local not a remote internet cowboy / uses email not snail-mail,... etc) ...
- evidence of mortgage agreement in principle
- evidence of deposit funds (I know some people resent being asked to disclose bank statements, etc, but I don't have a problem with this)
Worked for me a couple of years ago (got a flat for £152.5k after an ask of £158k and an earlier price-drop...) Best of luck0 -
£60k wouldn't be unexpected if it's on the market at £63.5k but none of us can say whether it's going to be considered seriously. Certainly offer it and see what the estate agents sayChanging the world, one sarcastic comment at a time.0
