Hi

So currently I live in a 3 bed terraced house and I'm planning on getting it extended next summer.
My neighbours already got an extension in progress.
Hes shown me his plans and I'm wanting to do something similar except I'm trying to add an office upstairs.
I'm looking to go for a 4.5m extension on the ground floor with the first floor extending out 3 metres.
This is where I need help. I want to keep costs to a minimum so was wondering if there's anyone with experience who'd be able to steer me in the right direction. I've added a screenshot of the plans of the property as it currently stands.
With the new extension rooms 2 & 3 will extend out 3m with an office space in the middle.
What would be the best way to do this ?

ave you thought about using the loft space. It is a much cheaper option than an extension.

Have thought about that also but would prefer an extension as I believe it would add more value to the property
