Right of Way Indemnity Insurance

My property was unregistered and has been registered and I am in the process of getting re-mortgage and it has come to light that the land in front of my gate is not highways land and I have no right of access.
The land in question is my parents and they will give access which the solicitor will sort out.
Will I have to have Right of Way Indemnity Insurance in order to get the re-mortgage or is this just optional?

If you're resolving the problem by getting the rights granted by your parents, there's no need for insurance.0

That's what I thought. As the searches have been completed how many weeks would I expect to wait until the re-mortgage funds are released?0
