Another "would you view it?"

Been on the market since June and can't see why, am i missing something? Should I be suspicious?

Also no pics of bedrooms, bit weird?

I'm a first time cash buyer and deciding whether to view it and also what to offer.

What would you offer?

    Love the house, on a no through road, not sure about the bedrooms though. Kitchen a strange shape and quite small for 3 beds. Yard is exactly that - a yard, no need for lawnmower. I would go and see it myself. Looks lovely downstairs.
  • I'd go and view it, but if it's a good price for the area and other properties are selling well I'd assume the issue was the bedrooms given the lack of photos (which is odd given they went up to take one of the bathroom).

    The kitchen is small, especially if they're marketing it as a family home. Hardly any worktop space. Similarly the back garden is small.

    If you like the look of downstairs I'd go and have a look at upstairs, but I'd be expecting an issue otherwise why no photos?
  • Well estate agents have the heading ' End terrace' and description correctly says 'Mid terrace' has no one noticed this since June?
    If you go down to the woods today you better not go alone.
  • If you get it for around the 100k mark looks like a good price as long as there are no structual issues.

    I wouldn't worry too much about the length of time on the market. We were on since May and had an offer on the first day that was later withdrawn. Then SSTC again in July but had to go back on the market mid October due to buyer being unable to proceed and have now accepted an offer again. So it looks like we were lingering on the market for six months but there was nothing dodgy about it.

    the issue I see is no space for a washing machine or tumble dryer .
    Parking is permit parking and not sure if you can park outside the front door

  • Some houses are on the market for several months before selling, it just takes the right person to come along and doesn't mean there is anything wrong with it.

    The kitchen being open plan in to the lounge may put some people off e.g. food smells, washing machine noise and it is small. The garden is quite small and is there any off street parking? That could be another thing putting people off.

    Looks nice though and like I said, just needs the right buyer.

    why?
    The property for sale is no 22 at offers around 105k

    no 18 sold for 69k in Sept 2012
    no 16 sold for 67.5k in March 2013

    30k (30%) price rise in 1 - 2 years is not credible

    Can't see it being Sold STC at any point (Property Bee). Either the price is too high or the sellers are fussy/troublesome. Either way just phone the estate agents and ask them about it. You might be able to get some impression of what's going on from the agent, read between the lines etc
