EA pushing low offer- playing games?

    It is sensible for OP to ask for a better offer.

    The only true answers to this are;;
    a)Do your own homework and decide for yourself what you wish to sell your house for

    b) take into account any other imperatives such as the new house you may have lined up.

    Remember,the whole EA business is pretty much unregulated and most of them are hopeless cut throats and spotty kids in smart cars.

    They are simply prostituting out peoples homes i a market in which their gain is the greatest priority.
    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..

    I think there is just a couple of grand in it but because we had made the decision to put it online next, then there is a saving of another couple of thousand there in fees, plus saving at least another thousand each month. Just waiting on the EA to ring back.
    Is it weird that the person who made the offer spent all of 5 minutes in the house and asked virtually no questions? I think that is what is making us hesitant too. But because of the advice on here we have decided to accept her offer.

    Bear in mind we are coming up to Christmas, you'll find viewings few and far between from now til next year, people who don't have a purchase lined up will mostly likely stop looking until the new year.

    Also, there is an election next year which will have an effect on the housing market. if you want to hold out for a couple of grand go for it, but to me that seems a pretty good offer.

    What did the agent say the person who offered said when he put the counter offer to them?

    Did he put it to them?

    The 160 is acceptable if it gets you moving, but it'd be nice to think you gave it a shot to up it a little!

    Thanks Hoploz. We accepted the offer. The EA said she is deadly serious, really wants the house and has rung him every few hours and has been into the office with as much paperwork as she had with regards to MIP. We now need to find somewhere perfect for us to live! Had found some ideal houses but they were gone while we waited to sell.
    What is the best plan of action? If I go through ones put on rightmove anytime, then I will have to call about many which are sstc but just haven't been updated. Is it worth just ringing all the agents, telling them how much money we have and maybe look at something lingering on their books that may accept an offer?

    Just remeber the estate agent does not work for you.

    Getting honest answers is unlikely, showing too much of your hand does not put you in a strong position.

    Tell the estate agent what benefits you.

    IE House sold

    Don't tell them Max budget.

    When I have viewed property I think of it as empty, a blank canvas. Quickly know if I like the layout, room sizes etc. Also will have already considered the location before requesting a viewing. Then the issues boil down to price and a satisfactory survey.

    This is always a bit of a quandary as the EA will (naturally) wish to know the sort of price range you are looking at in order to show you their price-appropriate stock.

    "We're looking at houses up to about 300k" doesn't give the game away.
