Drainage search results

We have just had the searches back on a house we are buying. The drainage search shows that there are no public sewers within the property boundaries, but it also states that there may be unplotted sewers that are not showing due to the changes in 2011.

The water company are saying they don't know if there are any sewers. Our solicitor is still trying to get to the bottom of it, but I'm wondering who can tell us if the water board can't! Has anyone else had a similar problem?

  • Hi, your solicitor will have to ask the vendor. This question is on the information form the vendor has to complete, so your solicitor should already know, as the vendor has to fill out which water companies are paid. Is the property out in the sticks? It could be that there is no mains drainage and is has a septic tank. Often, but not always, you will find there is no mains gas either. Did you see a tank for heating oil in the garden when you viewed?

    Also, check the EA brochure, it often states near the bottom what services are available.
    I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:
  • The vendors don't know :-( The house belonged to their mother so they don't know the details. It's definitely connected to the sewer system somehow, it's on an estate.

    Won't the charges on the bill from the water company show a charge for drainage if it enters the main sewers?
  • It definitely enters the main sewers. We just don't know if there are any sewers that also serve another property within the boundary. We know there is a pipe running through, but we don't know if it only serves our house or whether it serves others too.

    The drains are not showing on the drainage search because they were only adopted by the water companies in 2011. Our solicitor asked them to clarify, and the water company are saying that they don't know if there are any public sewers. The bit that I don't understand is who does know if the company that now owns them doesn't!
