    I don't understand how things get to these stages.....tell your neighbour he needs to sort it otherwise he'll be in court. It's not on his terms its on yours. He is duty bound to fix it and you are within your rights to instruct a surveyor and he has to pay for it. They are effectively trespassing if it is on your property.

    If he is using the council for building regs (assuming he is getting building regs at all) then ring them.

    If my neighbour ever came round shouting and screaming he'd get a punch in the mouth. If you've felt intimidated phone the police and tell them what's happening. Of course hes going to tell you what is his easiest solution but tough they should have thought about that before getting cowboys in.

    The walls arent shared. He has his side and you have yours as soon as he goes over he's on your property and that's why PWA exist.

    It's a mess as retrospective action is always a ballache but nevertheless you've done nothing wrong and he needs to start listening.
