Rental of pub...false advertising??

Hello,
My partner and I are taking over the lease of a pub. It was advertised at a rent of £47,777 and in the lease it says £48,000.
We have recently found out the rent is indexed linked and is actually nearly £50k which we had not forecasted for. This will affect the bond we also pay. Is this false advertising and what can we do about it? My solicitor is currently on holiday so cannot ask his advice!
Many thanks for any advice in advance.

Its up to you to satisfy yourself about the terms and conditions of the lease including the rent structure. You cannot rely on what agents say as they will only get their information verbally from the person assigning the lease.

What can you do about it? Absolutely nothing.

You shouldn't be taking it over unless you know what your signing, this is what you pay your solicitor for.

If you hadn't forecast for 50k what are you going to do at next review when it 52k then 55k you will also find its always upward.

So now you know will you still be signing the lease?

The pup game is very, very difficult just now, don't jump in if a couple of grand worries you that much.

The difference is around £170.00 per month... if you don't have £170.00 breathing room/room for error in your forecasts you're going to have a huge, HUGE shock.
