Buying A House To Do Up

Hi,
Looking for a bit of advice please found a nice house with a super garden nice and large but inside it needs a lot of work, I think its worth taking on as a project but i would like to verify with someone the costs to do what i sm thinking of before i proceed any further to see if its worthwhile.
So house i am buying has a separate kitchen utility room and garage attached into the back of the kitchen as an integrated room.
I want to merge all these into on one large kitchen and breakfast room, from what i can see the garage is of solid brick construction so i would hope there is not much to do there.
Anyway what is the best way to get a ball park figure for :
i) Knocking through an existing wall between the utility room
ii) Knocking through to the garage and re-plastering all.
iii) Installing new kitchen (Ikea design)
As we haven't purchased this house yet how is best to find out the amounts i am looking at to do this. Not exact quotes ballpark is good the moment.
Can you get an architect sent round to compile up a rough statement of works and tell u how much to get done.
I am also looking at a loft conversion for which i was going to put aside around circa 35k does that sound right ?

Depends on whether the garage is built and insulated to the standard required for residential accomodation?
