Hello,
We've put our property on the market for £147,950 and this is how the price appears on all the documentation, but on Rightmove the price says £147,950 Guide Price. Could anyone tell me what this actually means and whether it could put buyers off (maybe thinking we want more than £147,950). We'd definately take offers below what its on the market for so don't want to put anyone off looking at ours just because it says Guide Price.
Thanks in advance for any help.

Just tell the EA to remove it if you don't want it there (unless they use that on all their properties).
It's probably them justifying anyone wanting to pay over the asking price. Nobody wants to feel they're overpaying. It wouldn't put me off viewing as guide price means under/around/on/above. I'm not about to compete with Mr Nobody so would still only offer what I felt it was worth (to me).
