    One near us did this, but they took the bottom of the back gardens of a few properties. Failed to get planning permission and are appealing.

    Assuming that you don't buy the neighbouring house...

    How would you propose to provide access to a house in your back garden??? There doesn't seem to be any access at all.

    If OP could persuade owners of the 3 houses to the left of the red outlined house to sell 3 or 4 metre strip of their gardens, there would be access from the road at the bottom corner of the plan.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    I'll start by saying: I know nothing.....

    My opinion is that your plot is of no value in either scenario. All/any value is in the neighbour's plot alone and it'll be priced accordingly. Your competition to buy it will therefore be from developers who also see the potential (and they will), who already have experience/contacts/workers in place to know what they can do and be able to hit the ground running ....

    If you've not done anything like it before I'd say forget it.

    Unless you plan to demolish one of the existing houses, the access problem seems insurmountable to me. No way are the neighbours going to sell you bits of their gardens so that you can build houses that overlook them!
