What are my rights if the LL won't fix the flood in the kitchen!

    Thanks for your advice everyone.

    Just spoken to the LA and the word from the LL is we can move out if we like as she's not going to do anything. I think any action we take that causes problems will meet with us being evicted :(

    Think we're going to put up n shut up till baby arrives (don't want to move bc of hospital and anti natal care) and then move pretty quick once baby arrives! No wonder were a nation of home owners, renting is a mugs game with this type of LL!

    It is possibly that the problem is too difficult to fix with tenants in situ if, for example it requires removal/refit kitchen. However, more likely the LL can't afford/ can't be bothered.

    Please do report it to Environmental Health before you leave though so at least the next tenants don't have to put up with it.

    We offered to move while the work was done, But she didn't even consider it. To me tho if your renting out a house you should also be saving for problems like this

    I think it might be a good idea to report it before we leave as you say so others arnt having to deal with it, I have to say its pretty obviouse!

    Yes landlords should factor the cost of repairs into their business plans but some landlords don't. Shelter are currently running a campaign to change the law so that a "no fault" section 21 notice can't be used to evict tenants in England and Wales when tenants report faults and repairs that need to be fixed.

    I hope you find somewhere better with a decent landlord once the baby arrives.

    Pixie, i think that would be a great idea as its so easy just to evict people if they cause a fuss. If I thought they couldn't evict me for it I'd definelty be fighting my case a bit harder!
