"Permission" for Garage?

Am thinking of having a Sectional Garage erected and phoned Council to check if I needed Planning permission or anything.


The person in the Technical Dept didn't seem to know one way or the other but after a discussion said I "might" need to fill in a "Permission form and it would cost £48.


I explained it would be a bog standard garage and would not exceed the permitted height restrictions, boundery lines etc and he agreed it probably wouldn't need "Permission" but I should fill in the form so someone could come out and have a look. Oh! and we just happen to want £48 for doing that.


If I can't get any sense out of the actual council Dept, I was hoping you guys could shed some light on the matter

  • If you want a Certificate of Permitted Development, which confirms that what you're doing is permitted development, you need to pay the appropriate fee.

    Without the Certificate, your garage remains lawful, but you don't have any proof that it is, and this may be an issue if you intend to sell the house (with garage) in the next few years.

    Not having a certificate shouldn't really be a problem when you come to sell if it does fall under PD and you put that on the Sellers Property Information Form as soon as you get it.

    Got more sense out of you then 10 mins with the technical Dept.
    Will have a think about it but will probably pay the £48 to be on the safe side.
