Small lending problem

Hi. We have just purchased a new business and are in the process of refurbishing the building. We had planned to use some of the proceeds of our house sale as part of the capital investment. The house was sold up until the last minute a few days ago..then the buyer pulled out for relationship reasons. This has left us short of cash. We have about £50,000 equity in the house (at it's vastly reduced selling price as of today) and want to release some for about 8 months to ensure we sell. Trouble is my credit rating is poor due to a few problems with council tax and I don't seem to be able to find a lender that will help....any help out there?
