£25K to invest (the highest safe interest needed) so: Buying Overseas Property in...

Hello!

I've just come to the position at which I have £25K to invest (but not more yet, about 8K more I will have in Oct 2007) and I'm thinking about investing it in order to get the maximum safe and stable growth. What would you recommend?
I personally think that the best place for that money is waiting at the Property Market in one of new EU countries: Bulgaria or Romunia... -Am I right, if not how about Poland :-)?

If yes, there are number of questions:

1) Is 25K enough to buy ANYTHING there?
2) Which country to choose?
3) Is the time really important issue? What is the rise in prices during holidays? Isn't it better to wait until autumn?
4) Use real Estate Agency or 'Yourself' -what is the real difference in price between these two options? (I think that Estate Agencies buy it cheap in bad condition and then refurbish it later selling it for much more).

If: 'yourself':

A) how to get the actual prices from the UK (Internet -Where?, Newspaper -How to get it in UK?)
B) How long may searching and the entire procedure there take?
C) Is the capital the best place? (it's more expensive but the return might be higher)
D) Will Estate Agency agree to manage it, if it was not bought through them?

If: Estate Agency:
A) Is it really much more expensive to go through them?
B) Which is the best / cheapest agency and which to avoid? -Some experiences?
C) What is the procedure and charges?
D) Can you not even go there?
E) How much their trip there costs / lasts?

    The property market in the likes of Bulgaria is just being buoyed up by foreign investors. To me, it sounds exactly like a pyramid scheme. Eventually, someone loses out big time. I personally don't think it's a good idea, certainly not if you're looking for "safe"!

    Elbonian penny stocks are a safer bet than Bulgarian property. In fact the next time you get one of those friendly e-mails recommending some chinese stock - go for that, at least there's a chance you'll be buying something worthwhile.

    It's just great how the queue of fools lining up to buy Bulgarian/Romanian off-plan property never seems to end.

    But one day like all great Ponzi schemes the queue will disipate and those left holding will finnaly realise.
