Max ltv for a buy to let mortgage

I have a mortgage free flat that is let and now i want some money out!
If the flat is worth £100,000 and is let, would it be likely to be able to extract £60,000 from a remortgage?
Ideally I would like to take out £80,000 but I am guessing this would be a struggle ?!
