Moving out of rented accomodation into new house and loads of prospective tenants

I guess this is a bit of a rant really. But we have been living in our rented flat for 3 years and we are moving to our new house 2 weeks today (have exchanged contracts already). Anyway, firstly the landlord company want to do a pre -term inspection a couple of days before we move out which is going to be a nightmare as on top of all the packing we have to clean everything. Also, we had an extra week where the flat would be empty so we could have cleaners in and touch up the paint but obviously they will see the flat in not the best conditrion.
In addition to this we have the letting agents calling to bring people round even though they haven't advertised it yet so need to keep it clean as well as pack and they were getting shirty when i said that i wouldnt allow them to bring people round unless i was there!
The thing that has most annoyed me is that normally when someone has moved out from here the flat is empty for about 3 months and they show people round then. How do other people cope with this situation?

Moving is a stressfull time and I think you are getting in a state and understandably so
Send the the letting agent an email or a letter as quickly as possible saying:-
If they want to bring people round to view the property, if it is convenient for you let them, if they phone first and give you a time,
if you want to be in when they do viewings say you will not allow it when you are not there.
Explain that you are moving out and the place is in a muddle and they will have to take you as they find you, do not clean up just for viewings, why should you?
What's a pre term inspection? a proper check out inspection should be booked for the last day of your tenancy and a time that you can be there. and you must be there. You sound very organised with moving out and having the flat empty for a few days so you can get the cleaners in and check round doing any little things that need doing.
The property is yours all the time you are paying rent, it is up to you how helpful you want to be, but not overly inconvenienced at this busy time. You are doing them a favour. don't let them hassle you
Say what you agree to, in writing so that there are no misunderstandings,
and stick to it. Any hassle from the agent and you simply withdraw your offer and tell them no access until after the end of your tenancy

Thanks Loretta, i agree these letting agents do forget its your home! The thing that really annoyed me is that we tidied up as well as packing and guess what they didnt even turn up! Couldnt believe it!
God knows what a preterm inspection is, we are having the check out on the 3 rd July and so i am guessing this is to seee what work needs doing before we go but the thing is we are going to do most of it so should we tell them0 -
The check out inspection should be at a mutually convenient time. In fact, you should appoint an independant inventory/condition clerk with access to the check in report.FREEDOM IS NOT FREE0

I normally always have a pre-term inspection at my own request,
for me it is a chance to talk through with the Landlord what they feel needs attention at the end of the term without having already left and getting involved in some deposit dispute. Use this as an opportunity for you to talk through any questions you have with relation to the inventory and the cleaning to be performed etc, at least then you have some idea of anything they notice before the big clean starts. Like yourself I normally have a few days before the end when I can clean whilst the house is empty as it is so much easier.
With regards the viewings, maybe set a predetermined time and day when they can show prospective clients round, say Saturday from 10 till 12, this lets them know where they stand and also lets you know exactly when eaxh week till you move, the viewings will be held.
Hope the move goes well and is as stress free as it can be
