    Thanks everyone for your input.

    I will keep you all updated.

    The work has now started and the house has been almost completely stripped of all floors. Unfortunately we found stripping the walls, they had been re-plastered multiple times, and removing all these layers mean we will also need to re do all the ceilings as well.

    We are also waiting on party wall agreements to be resolved before the extension is started, but we're going ahead with the first floor works i.e. bathroom and upstairs remodelling while we wait for that.

    In the above quote, we did not include the planning, architect, building controll, surveyor, water board etc, or the costs of the fixtures and fittings which have added about £25k total to the costs.
