Help with registering land/Old deed

Hoping someone can help me - will try keep this short and will contact a solicitor if I have to.
Purchased a property nearly 2 yrs ago - probate sale. Did all my homework or as much as possible anyway. Had a small delay as once received the title plans not all the land offered for sale was on the plan (property had been unregistered prior to the probate being granted) Vendor managed to put the main concern on the plan no problem.
There is also another portion of land and an outbuilding that were not registered though the neighbors claimed to own them (they don't, not on their deeds and property had been in ownership of the deceased's family since 1920 including theirs, the property was just sold off and a garden nothing else the rest was retained) This is backed up by the vendor and numerous residents of the area.
We didnt push it as wasnt a great issue and unfortunately the original deeds had not been accessible, were not with the will and no one knew where they were.
Fast forward to Christmas week this year, we received a letter at the property for the deceased from a firm of solicitors, I contacted the EA to contact Vendor in case it was relating to something urgent. Vendor obviously spoke to whomever and called me a few weeks ago to let me know it was a pack of all the original documents back to 1920.
Upon reading these and looking at the plans all the land belonged to our house, it shows step by step as each portion is sold off, and in fact one part was sold then re bought back again all receipts and mortgages are in this pack.
So I am trying to work out how I get this put right on my deeds on the Land Registry, I have called them and emailed with no response to email and no help at all on the phone.
Next door are actually using one of the outbuildings that belongs to us and state it is theirs, they are selling up so am keen to get this sorted ASAP and before a new person comes in and thinks they are buying my property.

Go legal...Cost is negligible when the gain is so much..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
