Purchasing Taylor Wimpey new build apartment

Hi,

I am hoping to purchase an apartment in the below-linked development In Anerley (South London near Crystal Palace). I've never dealt with new-build or Taylor Wimpey before and so was really hoping for some un-biased advice from anybody who has already invested in this project (3 blocks are already completed and filled) or anybody with recent experience of Taylor Wimpey.

A quick google search on Taylor Wimpey has bought up some horror stories from various other developments but nothing from recent years, shuld I gather from this that their workmanship has improved ?

    Have a look at the postings on Berkeley Homes. Basically, nobody knows if any developer is any good because the information is confidential. The Customer Satisfaction Surveys stopped and to coincide with this developers recognised the power of the web. Complaints were stifled, and confidentiality clauses put on purchasers with complaints when settlements were offered.

    Rational data does not exist- nobody in authority wants it to. Buying a new build home is buyer beware so keep your wits about you and inspect and question everything.

    Thanks for the advice, I guess it all comes down to choosing a good solicitor ! I've also been told to be weary of newbuild apartment prices being 'artificially high', although the Taylor Wimpey 1-bed prices on this development seem on par with the lowest priced (and smaller) Victorian conversions in the area so I think they're quite reasonable.

    One thing that annoys me is that the sales agent is totally un-flexible with the price. When I tried to negotiate a discount or even a couple of freebies she was firm that if I didn't want it then somebody else would take it. There appears to be a waiting list on reserved plots

    You can't have it both ways - if the apartments are reasonably priced, then don't expect a discount on the price

    That's a fair point ! although from the research I'd undertaken regarding sales at other developments, discounts and freebies from the sales team was part and parcel of the process when investing before completion. Oh well
  • You normally can negotiate with new builds, I did it myself with Berkeley. Start by asking for big discount, they give you a little discount, etc., use things like stamp duty, washing machines, carpets, etc., as pawns.

    Also If three blocks have sold can you compare sold prices versus any listed prices from original brochures? I'm sure you'll find lots of variances.

    The first 2 blocks only moved in last June but i've searched the sale prices on zoopla and it seems that they all went for asking (roughly 8% below what listed price for the new-builds currently advertised).

    Personally I have never bought from TW, however recently got interested in a 2 bed flat. Got to as it was significantly over priced. It appears however that it was up to a good standard. I'd expect to pay more than the average price based on the fact it's brand new and you have the piece of mind it's been built to a good specification. I don't believe they normally barter on price but I remember seeing them giving away £7000 worth of goods as a one off on one of the developments last year.
  • I have recently put a holding deposit down for a Taylor Wimpey property and have been really anxious since reading about so many bad experiences
    Do they normally finish the development in the time frame they quote or is it common to experience delays.
    I have been told I can move in December or January but they haven't started anything yet?
    I was a bit anxious about the new builds losing value so quickly - is this still the case
