Debate House Prices

Have we already had our house price crash?

First post here so go easy on me. I run a small website which charts my progress towards early retirement. The theme of the site along with the mantra that I live is - Save Hard, Invest Wisely, Retire Early.

As part of this I regularly cover housing topics (as I'm still out of the market but watching from the sidelines) which include:
- Mortgage Rates
- Housing Affordability vs Value
- Comparisons of the different indices including timing differences

It was however on a recent post entitled Has the UK Already Had Its House Price Crash that a reader mentioned that this board might be interested in this type of content. As a new user I'm not allowed to provide links but you could find it if you went to retirementinvestingtoday dot com and viewed the third article in the list.

I was a bit reluctant as I don't want to be seen as spamming these forums for my own gain but I was advised that "you'd be welcome to post regularly, and I'm sure would come across well if you did so..."

If my musing are not appropriate then please do let me know otherwise I guess this is my first post which hopefuly provides some useful discussion. Oh and hi!

  • Thanks for the welcome HAMISH.
  • Welcome Genghiskhan!

You will find the board very split on this topic, there are quite a few hpc chain gang members who are hell bent on a crash to line thier own pockets.

Watch out for these folks they are very jealous creatures indeed.

    No worries.

We're mad as hatters here but you'll get used to us. :)

Just had a quick read of that article, looks interesting. You might find you get more responses if you post some excerpts here.

In a nutshell, you're comparing houses to gold and other currencies, it's a debate we've had here many times before.

Measuring the price of a UK house in £ seems sensible to me.

Measuring the price of a UK house in $, gold or potatoes seems completely irrelevant to me, unless you happen to be paid in $, gold or potatoes of course. Your analysis might be of interest to a foreign investor but it isn't really relevant to a UK resident who is paid in £.

We also have a number of posters here who salivate on the idea that house prices are increasing. Not sure why.
  • No worries.

    Thanks for the tip.

I guess that depends on where the wealth that will be ultimately used to buy a house is stashed. My own situation has 50% of it in non-£ denominated assets.

That said my earnings capability is very much £ denominated.

True, but my guess would be that the overwhelming majority of people in this country have the vast majority of their assets and income in £.
