Extension cost

Hello,
We are in the process of purchasing a house & wanted to know an estimate for the cost of extension work.
Where the current second room & kitchen meet(side by side) we would like that knocked down and converted into one room.
We also have a conservatory that is old, we would like that taken down and then a new bit built. Making one large kitchen diner room. The size of the extension would be 4.5m x 3.5m
We were hoping for 2 or 3 roof windows & bifold doors along the wall to the garden.
We are based in Cardiff & just wondered if anyone had experience of this?
We're looking for prices on the building costs. We can source windows and doors, new kitchen, flooring etc.
Any advice would be great.

How do you honestly expect anybody to be able to give an accurate estimate on that type of work without seeing the job.My advice - get in 3 local recommended builders and compare their quotes.

Just to give you an idea, we're looking at having an extension over the back of the house, similar to how you describe. We've had quotes of up to £35K for this. Hope it gives you a ball-park figure.0

We're based in London and are currently having our extention done. We had a range of quotes between £15k to £30k (we got about 6-7 quotes). We are paying around £22k which is for a 3m x 3m single storey extention with a pitched roof and some extra little things.
Being based in Cardiff, the costs will be slightly different, just call 3-4 local tradesmen to give you quotes for what you want. Even if its a ball-park figure. I'm sure if you do some more digging and ask around you will get some more realistic idea's on how much this project will cost you."Real knowledge is knowing the extent of one's ignorance."0 -
As a very rough guide for a 'standard room' (if there is such a thing), you could do worse than think about £1000-1200 per square metre, depending where in the country you live. More complicated bits, kitchen add-ons and things. will add to the cost
Though nothing beats getting a couple of builders in to do a quote.0 -
In October we had a side kitchen extension (3.5m x 5m) with two large velux roof lights, four windows. It also included knocking through into the existing dwelling. The price for build to plaster finish, and without electrics was £19,000 inc. drawings/planning/buidling control. By the time we put in a new boiler, radiators, kitchen, flooring, the total was nearer £37,000.
To be honest, we could of done it alot cheaper, but we went with high end appliances, flooring, kitchen etc, but the results were amazing (and cheaper than moving). Money well spent.0 -
Thanks everyone. That definitely gives me a better idea on cost.
Once we get the keys, I'll get loads of builders around but at least now I have some ideas of cost!

You can ask the builders to go round before you get the keys. I recently sold a house, and the buyer sent 3 builders round before making an offer, then another 3 before we exchanged!0

A rough idea of costs is indeed around the £1200 per m2 but this really depends on what materials, how easy the construction is, how much landscaping etc.
Then there is also the fees for Planning, Building control, A structural engineer and an Architectural Technician for the plans.
But as suggested get 3 quotes and compare!
