Garage roof fix.

Hi,

I have a garage with an asbestos type corrugated roof, (built '94, so some sort of composite), fitted to angle iron with 'J' bolts.

I've got drips and leaks all over the place, no puddles, but just annoying, not helped with me crawling over the roof trying to fix it.

I've tried different solutions (bitumen) to seal the roof, which seems to be ok for a winter, then cracks in the summer, so more drips again in winter, and with the recent snow the underside is all wet.

I was thinking of covering it with coroline, but seems it has to be fitted to wood, instructions.

Is there any way I could fix the onduline to the angle iron, maybe fix wood to angle first.

Or, could I flat roof it over the existing roof, or would I need to strip it all off first?

Any suggestions?

    My son had exactly the same problem as you describe but after many and I mean many coats of bitumastic paint the leaks have finally gone.
    We started early in the summer (if you can remember those few days) and the hot weather softened the bitumen so that it "melted" into the cracks. This process was repeated using extra white spirit as a thinner to ensure good coverage.
    I'm not sure about your comment of bitumen cracking in the summer; if it cracks it would be in the cold winter - perhaps it was the type of bitumen product that you used.

    When I say cracked, I meant dried/ flaked over the summer.

    I did do it in the good weather, which seemed to be ok for a winter, then next winter was just as bad.

    So, would you suggest a few coats this summer to build it up, and then give it a coat every summer.

    I thought if I got it done with the sheeting that would be it, for ever!!!

    The Black Jack product is similar to what we used but as I said we added extra white spirit so that it almost ran into the cracks. Stuff straight from tin could almost be applied with a trowel it was so thick.

    I admire the fact that you crawled onto the roof - must be a strong roof or you're no heavyweight. We painted the roof from the edge but had to use brushes attached to long handles. We also poured it onto top edge and allowed it to run down the roof whilst spreading it with the brushes.
    We also looked into spraying the roof but sprayers suitable for this type of product were expensive.
    In our case it was one coat fixed 50% of problem; next coat fixed 50% of remaining problem and next coat .....

    Its also important to ensure that roof is relatively clean of moss as this can prevent good adhesion. HTH

    yes, straight from the tin it's pretty thick stuff, I was thinking, 'Jings this'll give it a good skin', which it did for a winter.

    The garage is 9x16 feet, with angle iron beams every 3 feet, I used a board that could span two beams, so my 9½ stone wouldn't do too much damage, though think that still may have 'stretched' some of the cracks.

    Most of the problems are where the 'j' bolts attach to the beams so gave them an extra dollop.

    The roof was clean when I first did it, but as I say a bit cracked now.

    Anyway, I still have 6/7 litres of Black Jack left, so might as well use it up.

    I will give the roof a clean up, dilute some for first coat, use up the rest, then try the Isoflex, (supposed to be good for 20 years, so that should see me out).

    Thanks for your help and tips, wont be done until it's a lot warmer, so a bit of time to think about it.
