FTB needs advise on roof repairs

ive been to few a property twice.the second viewing was to try and look for any repairs that need doing.i am not any expert in the building industry and that is where the problem lies.i noticed that there seems to be 5 or 6 roof tiles missing.not in 1 big cluster but on the same gable.can anyone give me a best and worst case scenario and rough ideas of the cost.also noticed all the facias were rotting as well.is this anything to do with the roof?i need advice before i decide whether or not to make a bid.the property has no heating at all(not even connected to gas supply) and the entire house is decorated in woodchip(going to need a lot of plastering i would imagine)which is going use up most of my budget for repairs(ive about £10,000).i dont want to waste hundreds of pounds on a surveyor just for him to tell me the roof is knackered and the sale fall through or that i will have to spend thousands on a new roof.the house was built in the 1930s if thats any help. thank you one and all for your time.

    Is it the original roof, from what you can tell? I replaced the original roof on my 1930s semi for between £4-5K. That included replacement fascias and guttering. The scaffolding is quite a large part of the cost.

    Simply replacing a few tiles would probably be a few hundred ££ max.

    Simply replacing the guttering / fascias would probably be into the £000 mark if scaffolding is required.

    Do you know how far from the gas main your house is - do neighbours have gas? I imagine you'd be looking at not much shy of £5K for getting it from the mains, plus new heating system and boiler.

    Do you know a builder who you can take round to give you a better idea of what might need doing and cost?

    10k to replaster a house, replace the fascias, connect gas and put in a new heating system including radiators. Sounds like a huge stretch to me unless you are doing all the non gas work yourself.
  • im not sure if it is the original roof yorkie1.its a semi detached house and the house next door looks to have the extact same tiles and amount of weathering so could be original roof.to be honest it does seem to have any work done on it for decades.it was an old woman who owned it who has sadly passed away.had a estimated quote by the gas company of just under £900 to get connected to the gas supply.

    i have a friend who is a plaster.hopefully he should do it for
    "mates rates".although it will have to be done here and there when hes got some spare time.the central heating is the main thing.if the roof does need major work we may after look else where.if we can get a couple of years out of it then at least we would have time to build our savings back up.hopefully its just a case of replacing the tiles.
