Best time to advertise?

I took my house off the market in October after only a month due to the house I was interested in selling and the downturn leading up to Christmas.

As I used an online estate agent I can put the house back on the market whenever and use up the rest of my credit as it were.

So when is the housing market likely to pick up post new year?

    Usually spring - christmas excesses (and bills!) out of the way, better weather (house always looks better in sunshine!) And house usually looks nicer with green lawns, spring bulbs, blossom, hanging baskets etc.

    Best time to move house and buoyant house market are not always same answer

    My Mum used to say "your buying on the same market your selling on so it makes no difference"

    but thats crap

    Depends whether you are moving up (buying more expensive house) or down (buying a less expensive home)

    If you are moving up you should move whilst the market prices are low/down

    If you are moving down you should move when prices are high

    house prices move up/down in percentages % (proportionally) - but in actual hard cash the difference could pocket you £10,000's in real cash (not percentages or proportions or statistics)

    Surely that must be on a sticky somewhere

  • We found last year that there was v little interest throughout Jan and Feb, then suddenly a rush of viewings as soon as the schools went back after half term (ie last week of Feb). Our house went under offer that week, as did every other house in our price range within a mile's radius!

    (In fact, we had two viewings in one day, both of whom put in offers fairly close together. The guy who made the slightly lower offer absolutely refused to believe that the other buyer existed and yelled at our agent for playing games with him!)

    The sticky would be a bit out of date for the majority of people. Also, this site would probably tell you it's hard to second guess the market.
    Where I live, the market isn't dire, but prices have fallen 3% or so over the course of the last year. For most of us, the market has only been travelling one way!

    In reality, all kinds of things affect both the speed and level of a sale. While the chances are that a property will move better in the spring, a good house introduced into a stagnant market might also stand out better.

    The general rule is to avoid Christmas/New Year and the summer holiday period from mid July till September.
