Mortgage company asking for timber and damp report

Is this something to be concerned about? The house is 1700's and just been refurbished by the current owner it's also been empty as the owner lives elsewhere.

Depends what the report says! If it says there is damp, woodworm, timber rot, then the mortgage lender may retain some of the money till the work required is done.
Does it specify who should do the report?
Brea in mind that if you ask a damp/wood specialist company to do a free 'report' you will get a salesman who will inevitably find work needed which ... surprise... his company can do for you.
Pay an independant specialist who has no vested interest in finding work for himself.0 -
No they didn't specify who should do the report. I've got quotes for independent surveyors who don't carry out any work themselves.
I'm hoping this is just the lenders surveyor being cautious!0 -

I was asked to get one done and my house is not as old as yours. Pretty standard these days. Banks are just being more careful...0

Just an update incase anyone searches and finds this thread.
We had the report done by academy remedial surveyors. It's cost £225. They were pretty quick although the office seemed very busy when I tried call as the didn't answer the phone and it was engaged a lot! Spoke to the actual surveyor who was very helpful and recieved the report three days after the survey was done. And best of all no remedial work required!
so it was good news. 0 -
