Would you buy a house with these room dimensions?

Just looking for opinions, this would be our big house move, and me and OH are debating whether the room sizes would work. Master bedroom 11'6 x 15'4, bedroom 2 8'4 x 16'2, bedroom 3 7'9 x 9'4, bedroom 4 7'9 x 8'7. 2 ensuites.
OH thinks the 2 small rooms are too small for kids rooms, but I thought we could use bedroom 2 as a big playroom/study/spare room. Also the garden is east facing with a 3 story house next door to the west, so I'm thin))king there may be an issue with light (no houses to the South).
I think a good deal could be done, and the downstairs space is fab (26 foot kitchen/diner/family room) plus a large lounge.
Any opinions on whether the kids rooms are big enough (kids currently 1 and 4 but they won't be that age forever!)

I have east facing and only get morning sun. I have missed all the afternoon sun today. I am moving to a south west facing garden so be 100% sure you are ok with this.Room dimensions seem ok to me. My third bedroom is 7 by 8 and although small its fine for a kids room.0

It entirely depends on what you can afford! I don't have children but I was one once, and my bedroom was tiny. But it was my little sanctuary and my sister (who also had a tiny bedroom) and I had our own bathroom: heaven
One of my friends had an even smaller bedroom than me and she had one of these bunk beds with the desk under it with shelves, etc. There are solutions available.
Also, it depends on whether or not these rooms have built in storage.
I can't comment on the garden however, as I'm not a keen gardener nor do I spend much time in the garden.0 -
Yes I would. Beds 3&4 are not that small compared to a lot of 3rd/4th beds especially as you say you will have extra storage in bed 2.
I have an east facing garden and have no problems with the sun. I get it first thing in the morning which is great as it warms up the conservatory and like you I don't have any houses to the south so I also get the sun for most of the afternoon. If you have a tall house to the west then you won't get any sun after around 4pm so I suppose it depends how important that is to you. There is a gap between my house and the one next door, so a corner of my garden gets the sun all day.0 -
I wouldn't buy it because dimensions are not metric.I'm retiring at 55. You can but dream.0

Thanks for the replies. I'm seriously considering not moving at all for a few years. In that time we should be able to save an even more substantial deposit, and at the minute we're just about fine where we are. The kids bedrooms are small but we have a sunny garden and its really quiet, okish neighbours etc. £100k (80%) seems like a lot for an extra bedroom, garage and being detatched (and 3 more toilets -who needs 4 toilets???!)0

Yes, it's nice having extra toilets and ensuites, but the cleaning in a real pain. I've got 3 toilets are there are only 2 of us.0
