Credit Check for Tenants (us) Worried :-/

Well, so here's the thing.... Landlord gave us notice, we have found new house to move into and it is with the same letting agent that are renting the current property.

We have been here 5 1/2 years. They are to carry out a credit check, and that is where I worry. We passed 5 something years ago when we earned less, didn't have kids... But since my husband was made redundant a couple years ago I had to go to CCCS (credit help company - best thing I did) who worked on my behalf to get all credit cards, loans etc to accept minimal payment per month. Husband is in full time work now as am I and always have been.

Anyway, long and short of it, I am really worried that because of that I won't get through the check?! Also, on the form it asks if I know of any adverse credit history and it details as ie: CCJs / Bankruptcies/Defaults/Late Payment - I don't have CCJ or bankruptcies. Maybe it sounds stupid, but does the fact I have debt all going through agreed payment mean adverse credit history (I was late and did default!).

I'm very good at worrying!_pale_

  • Defaults are never good, however, as it is with the same LA then you have the hope that they know you have been paying your rent on time for the past 5 years (you have haven't you?).

  • Yep, we have always paid our rent on time by direct debit, even when things were really tough.

    Oh, I just hope that as we are with same agents it will all be fine.

    I guess I should tick the box where I know of adverse credit history?!

    Im a landlord, and i have taken on tenants with "bad credit" in the past.

    If your open & honest up front, then your going to be onto a winner. You can ask the agent to speak to the landlord to see if they will take you on, as you have been a good customer for XYZ years.

    Taking on a tenant with "bad credit" will invalidate any "Rent Insurance" scheme. If the landlord use's it.
