Legal indemnity insurance

We are in the process of selling our property, there are a couple of things that the buyers solicitors have asked for. Whilst we are being very open and all details have been or are in the process of being passed across, I am concerned that a couple of items might risk the sale. We recently had our boiler serviced, no major issues but some kettling is occurring and we have a conservatory which was put up prior to when we bought the property with no planning obtained. I have on previous sales bought an indemnity that covers the conservatory, would the boiler be covered under this?

I thought those policies just covered the risk of action taken by local authorities to enforce planning or building control infringements.
I very much doubt that they would cover a faulty boiler, especially if it is already showing symptoms of a problem.
Isn't it usually the buyer that takes out the insurance?0 -
They do but generally the sellers are asked to foot the bill!0

I suggest you re-post on the house buying / selling board - there are specialists on there.
Also, ask your solicitor. It's what you pay him/her for!0 -
