Is this offer too silly? Taylor Wimpey Home

Hi all,
there are many posts of first offer advice etc,
we are currently looking to buy,we have seen a
really nice looking TW new home in Macc up for
£299,000 we all know house prices are low but
is this reflected in the TW NEW prices as some
are already for sale after 1-2 year ownership
for what seems rediculously high prices have
been for sale for quite some time.Anyhoo
said house £299,000 we have seen we are thinking
of offering £200k just over 30% off asking and
will pay no more than 210K are we dreaming?
We have no chain Mortgage agreed in Princ and
therefore can complete quickly any advice from
anyone espesh with recent buying xp from TW would be fab Thanks in advance :)

    It all depends where they are in relation to their target. I have seen my clients get offers accepted at silly figures before, no reason why you wont be the same.... You have nothing to lose really.

    I bet you'd get it for £250k no problem.

    Unlikely.
    I bought a new build a couple of years ago and haggled hard, managed to get 6% off the asking price with 8k of "extras" thrown in.

    Is the house built yet? If still building will prob not get much off, but if its built and just sitting there then they might be willing to drop the price a lot more.

    With onward sale prices, the 4beds on my estate were advertised at 282k, usually bought from new at 265k and are now being advertised (and sold) around 325k. Whereas the 2beds were bought for 179k and now are selling for 185k, so depends on local demand really. But the 4beds were really underpiced to start with. I've had a look at my local new build markets and now the prices have all gone through the roof.

    There's no harm in asking.

    As Leeaquila says it depends how they are doing against their targets.

    Taylor Wimpey regional offices will have strict quarterly targets and if they are falling short they will be much more open to silly offers so they all get their bonuses.

    As you are chain free with a mortgage agreed you are in a decent position but i don't think you would get a discount this big mid quarter.

    I'd say £250k would be the most you could hope for, but then again we love a trier, so let us know how you get on. :D

    Thankyou for the HELPFULL replies,There are 2 homes at this price that have been empty for several months i have no doubt that my offers will be rejected but if you dont try you never know,and i know that the cheaper houses cannot be built quickly enough but the 250+ houses are taking some shifting i will report back shortly .....Thanks again.

    Go for it. Based on my dealings with them 18 months ago. I was getting yes's (albeit not straight away, I had to walk away a couple of times) for anything. It got ridiculous what I was asking for, but I still got it.

    I did a part exchange too so you'll be in a stronger position. Although if someone comes in the meantime with a better offer they will obviously go with them.

    As an example, I part exchanged, they gave me 35k more than what they sold my house for. We agreed on the TW house i bought for 20k less than the asking price (which was already reduced from 6 months previously), then I got a free upgraded kitchen for 5k, then carpets for about 8k. I tried some other stuff but they said would have to go back to planning (I wanted an extra bit of the garden tarmacing instead of turf) so wouldn't do that. Then, the house was downvalued by the mortgage provider so we got another 30k off (we went with a mortgage provider who had a reputation for down-valuing new builds). They also paid the stamp duty!

    So in theory, you could say 101k off the reduced asking price. Which was about the same as yours to start with. Before anyone starts bleating I know the kitchen upgrade won't have cost them 5k, and the carpets won't have cost them 8k, but the value to me was that much so I was very happy!!
