I'd like advice as to how a roof affects house prices.
This is the first house I've owned.
I was widowed shortly after marriage/house purchase, and money is extremely tight.
We knew when buying the house that the roof would need attention, but my financial circumstances are much worse now.
I have two quotes; one for repairs, and one for new roof, at about 5 times the cost of repair, which the roofer, whom I trust, says is really needed.
I will have to sell the house in the next few years, so what I need to know is, will I get my money back, if I can get the cost together, or perhaps even more?
Does it put buyers off if the roof needs replacing, even if the price reflects that?

Obviously depends on the amounts here, but I'd be tempted to go for the new roof. If it's obvious you that it's in a poor state then it's likely to be obvious to a surveyor. Any potential buyer could/would/should factor the cost of a new roof into their offer.0

If there are 2 identical houses next to each other one with a good roof, one with a roof in obvious need of replacement, the latter will be priced lower than the first to reflect the needed for expenditure.
Some people wouldn't want to take on a house like yours and would pay a bit more to buy one with a decent roof. Some will be happy to buy your house knowing that it will require work.
It won't necessarily put people off, but it will reduce the asking price of your house.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
There's no guarantee that you'll get your money back if you replace the roof, what you should get is the going rate for a house in good repair.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
