Converting Garage to Bedroom?

I'm buying a 2 bedroom property with a garage which is connected to the house. What I want to know is - is it worth making the garage a 3rd bedroom?

Has anyone done this and what are the costs involved?

    If it is an attached garage you can convert it into a living room without planning permission.A bedroom is considered to be a living room.

    Other considerations will be how the walls and floor of the garage are constructed.

    Building Regs will insist that the walls and floor are insulated up to current standards. So if it's an old house it could be quite costly.

    A conversion like this will probably set you back about 7-10K.
