Insurance. Am I in a Flood plain or just susceptible to surface water?

Hi - I have a rental property that has a tiny stream at the bottom of the garden. More of a trickle really, so much so I didn't know it was there for a long time. My insurance company have written to me saying it has come to their notice the property is in a flood risk area. Local authority maps indicate it on maps as an area susceptible to "surface water flooding". However we know people who have lived there for fifty years and have not been flooded. Googling I have found a definition of surface water flooding, it includes "small urban watercourse flooding". This seems to be distinct from an actual flood zone. Does anyone have experience of this or know of any specific definitions that are relevant.

Most likely that they've updated/changed some software that relates postcodes to flood risks which has reclassified your property.
You say they've written to you to inform you of this - what consequences are tehre to this? Cancelled cover? Increased premium?0 -
