cost of improving a house?

We've seen thsi 3 bed end terrace we like and there are a few jobs that need doing....

1. few slates replacing on roof
2. abestos garage taken down (by a professional of course)
3. new kitchen
4. new bathroom

how much do you think this will cost roughly? will 10k cover it?

    10k, I suspect so but I would double check the roof. If the house is victorian and it is still with its original roof, I would budget for a new roof.

  • The hardest thing to quantify is, un-surprisingly, the garage.

    You really do need a number of specialist quotes for this. However, be aware. I am reasonably certain that only certain types of asbestos are dangerous. The specialist contractor should advise, after analysing a sample.

    Some local councils will take asbestos away free of charge from domestic premises. Depends on where you are. For example:

    Ask yours. They may also analyse / advise.

    The other bits depend on specs and what you're prepared (and capable) of doing yourself!

  • Hmmm.
    If you read the lhc link - it suggests that background levels of asbestos are high, even when the asbestos is undamaged.

    If it was me.... our garage roof was asbestos corrugated sheet - I took it down (masks, white disposal paper overalls, goggles, rubber gloves) - bagged and tagged and took it to the local tip, where they had a special skip. Had to sign a register, name address etc. That was it.

    I helped to remove an asbestos shed from a site.

    We did the work in drissle, and no wind. The smaller pieces were bagged up and the bigger bits were placed in my old van with a heavy duty dust sheet underneath.

    Where possible we cut through steel fittings holding the panels to the timber frame of the shed, or undid bolts. However, we couldn't stop the inevitable breakage of a number of panels.

    This was large enough to wrap over the top of the load, so contamination would be limited. All non asbestos materials were removed to minimise the cargo.

    The whole lot was taken to a bonded skip at the local tip. The plastic sheeting was also binned in this way, and the van was swept out at the area.

    We wore coveralls and used masks. IIRC P3 masks are recommended. Those cheap decorators masks are useless for this type of work.

    Depending on the local council they may come and remove the asbestos once it's been taken down
