Help with cost of House extension please

We would like to have a 2 story, slate roof, brick extension to the side of our house, approximate external measurements are 5m x 7m. The ground floor would be one large room and upstairs there would be 2 bedrooms and an ensuite.

We are looking for basic finish, electrics, plastering, smooth ceilings (no coving), skirting board/door frames, plumbing for bathroom suite and plumbing and radiators to all rooms.

We will do all the decorating ourselves and the windows, internal and external doors, bathroom suite, carpets etc will be quoted for separately.

Has anyone got any ideas how I work out rough cost? Has anyone had anything similar done that could share their experiences please?
