LEAKY ROOF insurance or not ?

Hi,
I need some advice.
After recent storm i have noticed that i have a leaking roof.
water was coming down from the bedroom ceiling down the wall.
was only a small amount but still enough to worry me.
I live in a 3 bed semi the leak looks like it comes from where my house joins up with the wall of next doors house.
metal plate cemented to next doors house and over my tiles looks like where it is leaking.
in the loft directly under the area is very baggy cloth where every where else it is tight. under roof tiles in loft.
the house is about 25 years old.
do you think i can claim on my buildings insurance.
