Debate House Prices

Watching the market move

Just an an exercise I am going to see how the market moves in an area where I have some property. This experiment has been used by others on another website to show how the market is turning in favour of those who have waited for prices to fall.

I don't think you can draw too many conclusions from what is for sale compared to what is sold subject to contract but I will watch the Land Registry data and post this on a monthly basis to see whether any correlation can be made.

Portsmouth having so much property I intend to concentrate on 1 bedroom flats and 3 bedroom houses.

As of today the average price in Portsmouth is shown on LR as £143,693.

As for properties for sale there are 966 3 bedroom houses for sale including SSTC and there are 611 when these are excluded. There are 340 1 bedroom flats including SSTC and 264 when these are excluded. Check my maths if you like but it seems to me that 35% of the houses on the market are SSTC and 25% of flats.

My main criticism of previous attempts at this is that Rightmove contains too many duplicates to make the figures robust enough and that SSTCs will usually only appear once in the figures.

Anyway, posted so anyone can take a pot at it. :o

    Must be riveting. I am sure you are on the edge of your seat with the pure thrill and excitement of it all :eek:

    I would join in, but I have just painted a door frame and I am deeply engrossed watching it dry :)

    I don't actually look at LR for Portsmouth, no. I watch the overall average very closely though.

    I suspect I'm getting too old for this excitement. These days, I tend to sit outside and watch my lawn grow. I get a bit more excited, though, when it rains. I then have to come in and re-arrange all my anoraks in colour order [or date of purchase order].

    But I save the best excitement for Christmas. There's nothing better than pouring yourself a very large brandy, and watch it evapourate.

    I will not tell Mrs Loughton Monkey about this OP. I just know she will want to take up this idea of watching local house prices. But she will claim vociferously that she can 'multi task' and would be able to do this and watch the creosote on our fence fade. [It goes without saying that I don't believe it].

    Loads of time!

    I'm retired. I type quickly. Trouble is, I am deeply irritable at heart [Victor Meldrew being my hero] and enjoy nothing better than being argumentative and venomous. On this forum, I am presented with such easy targets.....
