Qs about Land investment

I am looking to invest in Land with UK land investment. I live in SE London so was considering to buy in Kent. There are different sizes available from 200 sq m to 450 sqm varying from £9500 to £26500,
Has anybody over here has any experience with these people?
What I wanted to know is that,
Is it a reasonable investment?
how safe is this investment?
Can I sell it whenever I want or there is a fixed period?
Are there any additional costs?

No income stream and reliant on growth in the land value.

Its not liquid, contains a liability and you could end up buying land which never gets planning permission.Can I sell it whenever I want or there is a fixed period?
You can put it up for sale but you will have to wait for a buyer. No doubt you have seen pockets of land which has been up for sale for years without a buyer and that could be you.Are there any additional costs?
I know nothing about the agents you intend to use but you may have further liabilities to consider, such as rights of way, maintanance etc.
Land that generates an income or land where planning permission is granted is valuable. Pockets of fields are not likely to be that valuable.I am an Independent Financial Adviser (IFA). 99.99% of land that does not have planning permission now, never will.
It is a current trend for scamsters to buy a field (at maybe £10K an acre), split it up into small plots, and resell them to gullible people by saying that "if" planning permission were granted, then there would be a huge increase in value. True, there would. But it won't happen. Agricultural land is incredibly unlikely ever to be recategorised for domestic use.
Edit: Just read the link above, and it seems I over-estimated the cost of agricultural land. It reckons £3K an acre! Eek - steer well clear, because that's what you would be buying.0 -
