Getting ready for the valuer?

Having decided to shift the mortagage to a better rate (so we can pay it off faster and also have a couple of other debts all in the same place- we have calculated it will be faster and cheaper to pay everything off that way), its all moving faster than I imagined, The valuer is coming on wednesday, and we are in our usual chaos! I'm out all day tomorrow (work then going to the theatre in the evening with friends) so I'm abandoning himself to the housework all on his own! Anyone got any insider info on what to concentrate on so the chap doesnt mark us down for living in a sea of craftwork and recycling bags? I've told himself to make as many clear large spaces as possible, especially the halls and stairs and lounge, and pray nothing is actively leaking when the guy comes on wednesday morning.
I have vague memories of the last time we had a valuer round a number of years ago him sneering and picking his way through the demijohns and knitting and not looking terribly impressed.

We had a valuer round last week for remortgage purposes. I wouldn't worry about it too much. He barely looked at anything except for check for damp, measure the floor area, went outside to look at the roof etc. I spent all weekend cleaning and tidying and he was here for less than 10 minutes, not worth the effort really.0

Don't worry - you're not trying to sell it to the valuer and they know that.
Their job is to make sure that 4 walls and a roof exist at the location identified on your application form; and unless there is any obvious structural problem it will be fairly valued based on actual sales price (not the prices you see in the property pages!) of similar properties, with appropriate HPI factored in.0 -
The last time I had a valuer in for re-mortgage purposes he was in & out in 10 minutes.
He asked me how much I wanted to borrow & how much I would like the value to be!!
Nice work if you can get it!!0 -
For valuation I've been told as has already been said - they aren't in the least bit interested in appearance etc, it's purely the value of the bricks and mortar. When I last remortgaged they apparently sent a valuer - but he only looked outside! (just as well for me, lol)
However, I might not share this information with 'himself' if I were in your shoes.... I'd probably tell him that the place has to be immaculate and then you can come home and put your feet up in a palace after your busy day ;-)
Hope it goes well for you!
