Buy to let and LPA receiver

Help gractiously requested. My searches for help has not got me to the nitty gritty... My partner has a buy to let loan. To cut a long story short the tenants did a disappearing act and arrears accrued resulting in an LPA receiver being appointed 6 months ago. The BTL was under a fixed rate with Chelsea and to compound the difficulties at the time of the tenant disappearence the fixed rate ended and the repayments actually went up despite the bank of england rate plummet...Chelsea have been fully informed at all stages, a request for help ignored, a simple statement that their SVR was "competetive". Since the LPA was appointed we have had little or no contact with them other than replying in full to their initial enquiry. Any further information we have had to drag out of them with some strongly worded letters. Anyway, LPA informed us that a sale was in progress, the price accepted leaving a considerable shortfall to the BTL loan...in addition chelsea have today written with a final demand notice for the full amount...(94k)....where do we go from here?...help!
