If you want to paint, consider taking all the furniture out, mask off the woodwork, and use a paint sprayer with a compressor. Gives a very good even finish (if done well).A kind word lasts a minute, a skelped erse is sair for a day.0

Hi
If you have artex on the ceiling, its a good idea to steam it off, sand the ceiling down, fill in any cracks with a putty knife and filler, then paint it. This goes for the walls too, remove that dark coloured paper, sand the walls, fill in the cracks and paint over it - potential buyers want to know what has been done to the decor before buying and many many people do not want artex on the ceilings nor to have to strip the walls themselves when moving into a new house. Radiators can be painted with special radiator paint, don't put emulsion on them,Owed out = lots. :cool:0 -

Oh, we're definitely not doing all of that. This is a small house on a sink estate. It's going to probably sell to someone who buys cheap properties to let out. The EA said that painting it won't actually make it so much more valuable, but that it may sell faster because it will look ready-to-let, and that will appeal to them on that basis. It just needs to look clean and easy.
And, we're going to sell it very cheaply. It will be the cheapest house in the town by several thousand pounds. We want to be rid of it as fast as possible.
We'd seriously consider the "We'll Buy Any House" route, but I worry that the companies are unscrupulous and won't actually do a straight-forward sale for a very cheap price, but rather cheat us in some way.:beer:0 -
Just put it on the market.

I was responding to the "we have no budget" statement so I am at a loss to understand how you can possibly be disagreeing with the fact that they have no budget. Do you know them that well or have you given them tonights lottery numbers already?I disagree, but then I would as an EA

I think painting the walls is something we can afford to do.
What we can't afford to do is remove the Artex or anything like that. We're in a hurry and we want it to sell as fast as possible. I think it will likely sell faster if the place doesn't actually look really grubby.
We got some good news regarding a small hole in the roof: the roofer recommended by the EA said he can fix it tomorrow morning for £120. That's a relief.
With the roof fixed and the walls and carpets no longer grubby, I think it will be as ready to sell as ever.:beer:0
