Tenancy Agreements

Ok me and boyfriend are looking into moving into our first flat together. Now i was frauded and at the moment because of it have a default on my credit file. Im just worried this will affect us getting the property. In terms of tenancy agreements is there one where he could be the first person on it and me written down as living there? If so does my income still get brought into the check?

If you find a company who are willing to only credit check your boyfriend, they will be looking for his salary alone to be able to cover the rent (when I worked for a letting agent about 5 years ago, he would have had to earn 2.5 times the rent although many will probably ask for more).

If you are in a position to pay a bit more as a deposit, some companies will accept this as more security.

Or could you look for a private landlord? You might find they come a little bit cheaper due to not paying for letting agent fees (extortionate!)

Letting Agents will want to fill flats quickly so it's in their best interest to help you out - just be up front about it.

If you have all the proof about the fraud, you should be able to have the default removed also so wouldn't even cause a problem...
  • We have found the perfect apartment we want to and most of these flats are sold and with letting agents. We have a second viewing tomorrow so do you think i should just mention all this and see what she says?
