found a house to rent, but.......

it says empolyed only!!

im a single mum of 2 (not my choice, ex hubby walked out just after our son turned 1) and the private rent im in at the minute was sposed to be long term let as they were using the rent to pay carehome fees. However the gentleman died in sept/oct last year and they told me come the new year they would be outting the house on the market. They havemt said anymore since, but i know they need to give me 2 months notice when they do get around to selling.
this has been worrying me as my kids have had so much upset and upheavel already, my daughter is now settled in school, having started last year and i'm loathe to move to another area and expect her to start again when she's already done that and is soooo happy where she is. Plus this town is my home town, my family and friends are here. But the house prices in the rental market are crazy, a 2 bed house is £630pcm. I fell lucky with the house im in now, and the house i've found is the same at £500 for 3 bed too. Its also just up the road from my parents and cousin. i'd love it, but the strictly employed only is putting me off asking about it.

    Are you new to renting?!

    The 'No DSS' stipulations (no housing benefit/Local housing allowance) have been around as long as the benefits themselves. It's well known that many landlords will not accept non-employed tenants, that benefit claimants are relatively unpopular as tenants. There are a huge number of reasons why LHA claimants are not popular with landlords, most of which have nothing to do with stereotypes of !!!!less scrounging but are about business risk due to how the HB system operates.

    Perhaps one thing that could tip their discretion in your favour is if you can offer a guarantor, someone who can pay the rent should the tenant default. Many landlords who do accept LHA claimants will only do so if this condition is met.
  • Or if you offer to pay six month's rent in advance plus the usual damage-deposit. A glowing reference from your landlord before this one could be handy as would an offer for the prospective landlord to visit you in your present rental to reassure them that you're a responsible tenant.
  • My parents are garantors on this one for me. Im def a model tenant lol, my dad dug alk the weeds and rubbish out of what should have been the back garden, rotavated it then grass seeded it so theres now a garden where there was a pile of soil filled with crap! I have decorated the rooms after checking it was ok, theyd painted everywhere a dull orange colour-yuk! There is the usual wear to the carpets but i plan on hiring a rug doctor and cleaning them all through. The landlord actually lives across the road and hes always said how happy they are having us in the house, but unfortunately the rest of the family want their share and its costing them money now.
    As you say, can but ask. Will call in at estate agents advertising it tomorrow as theres one in my town. X

    It's worth an ask. The house we're about to move into stated "strictly no pets" We saw the property was still on the market over a week later (a long time around here for a nice looking property like that) so we phoned and asked the EA who said they doubt it but they'd ask.

    3 hours later, they called and the LL had agreed to our 3 cats. Cost us nothing to ask.
