Insurance Dilemma

Hi People,

First time poster here :)

I am really in a dilemma here, I rent out a property to a young couple with a toddler. Now they had some water damage which had dampened their bedroom floor, this is creating a damp smell. Which at times is unpleasant.

Now the insurance company are telling me their assessor is coming after 3 weeks! now that's ridiculous, plus the tenants don't want to move away yet as its close to his work and with a toddler they cannot bear the thought of living in a hotel until the assessor comes our then which will take a few days/weeks after just to sort it out.

Now they have said I could start the work, as 2 contractors advised it is best to start the work ASAP, as the bathroom floor is soft. Which they said we should take photos of the damage and the work done to show the assessor. However, I am worried that they might not accept it with the photos, as they do not guarantee that.

Any ideas of what I should do?

  • Ring up and ask for earlier appointment and explain the situation, see what they say. If they can't come out for 3 weeks, i would wait, you can prejudice your claim even with photos, so would want to wait till the have been.
    If you take pictures, make sure you do not dispose of any item either, this will also prejudice your claim.
