Buying a beach hut

I have always wanted a beach hut, and as the money in my ISA is earning me so little interest I am thinking of investing in one. Around here they cost around £6K - although you can pay a lot more if you get a prime site. £6K is enough for me!
I wanted to pick the brains of anyone who owns one. I know I have ground rent and business rates to pay, but I am hoping I can make up at least a bit of this renting it out some of the time. I also anticipate that I won't lose money on the hut, even if it isn't a hugely lucrative investment.
Any experiences anyone can share? Any pitfalls I should consider? I am looking at Mersea, Walton or Frinton btw.
Thanks
